Home sales in Metro Vancouver fell to 2,024 in October 2026, down 10.2% from October 2025 and 22.5% below the 10-year seasonal average, Greater Vancouver REALTORS reported on November 3, 2026. The composite benchmark price was $1,068,600, down 5.2% from a year earlier and 0.7% from September.

  • Sales: 2,024 (October 2025: 2,255).
  • New listings: 4,805, down 11.6% year over year and 1% above the 10-year seasonal average.
  • Active listings: 15,688, down 4.3% year over year but 24% above the 10-year seasonal average.
  • Sales-to-active listings ratio: 13.4% overall; 11.6% for detached, 13.5% for apartments, 16.5% for attached homes.

Prices by property type

The board's MLS Home Price Index benchmark prices were lower across all three main property types compared with October 2025:

  • Detached: $1,775,200, down 7% year over year and 0.5% from September; 643 sales, down 7.2%.
  • Apartment: $673,400, down 5.9% year over year and 1.3% from September; 892 sales, down 16.7%.
  • Attached (townhomes and rowhomes): $1,006,500, down 5.5% year over year and 1% from September; 468 sales, down 1.9%.

The October data cover the month in which the Bank of Canada raised its policy rate to 2.5% on October 28, its first increase since 2023, so only the last few days of the month reflect that decision.

What it means

Our interpretation: both buyers and sellers pulled back, since new listings fell about as much as sales. Inventory is still well above the 10-year norm, and the sales-to-active ratios sit in a range that generally favours buyers, especially for detached homes. Apartments saw the steepest drop in sales.

Who is affected and what to do

  • Buyers may have more time and negotiating room, but a higher policy rate can reduce the amount you qualify for. Re-run the numbers with the affordability calculator before you make an offer, and keep financing and appraisal conditions where you can.
  • Sellers competing with elevated inventory should price against recent benchmark changes for their property type, not last year's sales. A local realtor can pull comparable sales for your area.
  • Owners renewing or refinancing in the region should expect lenders to value homes on current comparables; a lower appraisal can change the loan-to-value and the rate offered. Vancouver mortgage brokers can compare lender options.
