I’m a licensed mortgage broker serving clients across British Columbia, Alberta and Ontario, with a large part of my business coming from the Lower Mainland, Vancouver Island, the Okanagan, Calgary and the GTA. I work with first-time buyers, homeowners coming up for renewal, investors, and clients looking to refinance or consolidate debt. A big part of my business is helping with files that don’t fit neatly into a traditional bank box. That includes self-employed and incorporated business owners, borrowers using bank statements or business income, alternative lending, bridge financing, presale completions, private mortgages and more complicated income or credit situations. I also regularly compare bank, monoline and alternative-lender options instead of trying to force every client into the same product. My approach is to explain the numbers and the fine print before you make a decision. That means looking beyond just the interest rate and explaining things like penalties, prepayment privileges, variable versus fixed structures, refinance costs and how a mortgage fits into your longer-term plans.
